Warranties

If a roofer tells you your roof will last 50 years; it won’t. All large roofing manufacturers call their shingles “lifetime” but if you read the fine print they have many ways where you will not be covered. In northern Idaho’s climate, your shingles will last 25-30 years.

Additionally, these warranties are being sold at approximately double the price for what Western Construction & Roofing would install an equal or better roof for.
I am happy to come by your house and explain this in more detail before you make a decision on your roof.

How much should my roof cost?

Take the square footage of your roof and times it by $5; that would be the approximate price for your roof for a standard 6/12 pitch, one-story home.
Steep and higher roofs would cost anywhere from $0.50 – $1.50 per square foot.

Financing

If you’re going to use financing for your roof, we recommend a HELOC, your local credit union, Angi Lead’s financing, or an online roof financing bank.

In most cases, you can get better rates at your local credit union and keep your support local.

Roofers are being trained to sell financing so you focus only on a monthly payment amount instead of a price to replace your roof.

If I were going to finance I would find a good price and a good loan option; which would cut your monthly payments nearly in half as well as your overall balance.

Shingle Quality

Most mainstream roofing shingles are almost the exact cost per square foot from the local supplier. So the question is- what is the best quality from hands on experience? We recommend Owens Corning Duration, IKO Dynasty, and Malarkey.
