Signs it’s time for a New Roof

  1. Age. The first thing to consider as you try to figure out if it’s time for a new roof is age. Some roofing contractors will tell you that most roofs will last 50 years or more. These roof contractors are lying. In reality, an average shingle roof won’t last you more than 30 years, especially here in Coeur d’Alene, Idaho. Whether you’ve been in your home a long time or just just moved in, it’s important to know when your current roof was put on so that you can calculate when you’ll be due for a new one. 
  2. Leaks. While a leak may be an isolated incident, if it seems that new leaks are cropping up as fast as you’re patching than it may be signs it’s time for a new roof. As roofs age, seams can become compromised, plywood can rot, and in general things can start to fall apart. If your roof is less than 15 years old, repairs may be able to hold you over. However, if your roof is over 20 years old, a new roof may be a better financial option in the long run. 
  3. Shingle shedding. If you’re noticing straw shingles showing up where your grass should be, it may be a sign that your roof is in dire need of a facelift. Exposure over the course of years can tear shingles down. After a while, extreme weather or a strong enough breeze can knock them off, exposing your roof to the elements.   4. Damaged seams. If you have a flat roof, damaged seams may be an indicator that it’s time for a new roof. A good way to extend the life of your flat roof is to invest in roof coating. However, if you notice damage to your coating or damage seams, it’s a good idea to call a roofing contractor sooner rather than later. 
  5. Excessive vegetation. While a mossy roof may look beautiful and rustic, it can be detrimental to the overall stability of your roof. When plants like moss and mushrooms invade a roof, their roots burrow down. Eventually, this can lead to cracks and leaks, causing damage. While routine maintenance and roof cleaning can curb minor vegetation, a major moss problem may warrant an entirely new roof. 
  6. Your neighbors are getting new roofs. In many cases, most of the houses in any given neighborhood were built around the same time. This is a good indicator of signs it’s time for a new roof. Following that line of thought, it makes sense that if one house on the block is due for a new roof, most of the other houses may be in need of a new roof as well. If you notice a roofing crew atop your neighbors home, it may be time to consider getting a new roof of your own.
